SRA no. 31264New builds
Buying a new build is different from buying a home that has been lived in. Your home may still be a plot of land, and the developer will set tight deadlines. We know how these sales work and keep you on track.
Tailored to you
We set out the process, costs and timescales from the outset, and cost your quote on what your transaction actually needs.
We review the title for the whole estate, not just your plot. That can mean a large number of documents, and we check them all and explain what matters.
Once the paperwork is approved, the developer will want you to exchange, built or not. We help you make sure your mortgage offer or funds are ready when your home is.

Send us the reservation form. We request the developer’s pack straight away.
Title, plans, warranty and contract reviewed and explained.
We exchange to the developer’s deadline, then complete when your home is finished.

Questions
Your home may still be a plot of land, so we review the title for the whole estate. And once the paperwork is approved, the developer will want you to exchange whether the home is built or not.
Developers usually set a date by which you must exchange contracts after reserving. We tell you the deadline at the start and work to it.
Completion can be months after exchange on a new build. We check your offer’s expiry date early and tell you if you need to talk to your lender about an extension.
Yes. We check your home has a new build warranty that your lender accepts, and explain what it covers.
