How it works
How your move works, step by step
What happens, who does it and how we keep you updated. Every move is different, so we’ll explain anything that applies to yours.
The process
What happens, in order
- 01
Get a quote
Tell us about your move. We send a tailored, fixed quote within one working day.
- 02
Instruct us
Accept our terms and complete ID and anti-money-laundering checks. Your named team then opens your file.
- 03
Contracts and searches
Buying: we order searches and review the contract pack. Selling: we prepare the contract pack and property forms with you.
- 04
Enquiries
We raise questions about anything unclear in the contract, searches or survey, and chase the answers.
- 05
Mortgage and report on title
We check your mortgage offer and send you a plain-English report on the property before you commit.
- 06
Exchange of contracts
When everyone is ready, we exchange contracts. The deal is then legally binding and the completion date is fixed.
- 07
Completion
The money is transferred and the keys are released. For buyers, that’s moving day.
- 08
After completion
We pay any Stamp Duty Land Tax and register the new owner with HM Land Registry. Sellers receive the balance of the sale.
Keeping you updated
A named team who tells you what’s next
Today, your team keeps you updated by phone and email. You won’t need to chase.
- A named team. You’ll know who is handling your move from the start, and how to reach them.
- Updates at every stage. We tell you when each stage is done, what happens next and who it’s waiting on.
- Phone and email. Call or email your team, monday to Friday, 9am–5:30pm.
