If you win and instruct us for the purchase, the review fee comes off our legal fee.
What we check
The things that catch home buyers out
- The title: who owns it, rights of way, restrictions and covenants
- Special conditions of sale, including the seller’s costs added to your price
- The searches, or what’s missing if there aren’t any
- Lease length, ground rent and service charges, for flats and leasehold houses
- Anything that could stop a lender giving you a mortgage in time
- The completion deadline and deposit terms
Questions
Auction pack reviews
As soon as it’s available, and well before the auction. At a traditional auction, contracts are exchanged when the hammer falls, so you’re committed the moment you win.
Often, but completion is usually within about four weeks, which is tight for some lenders, and some properties won’t suit a lender at all. Our review flags anything that could cause a problem.
A plain-English report on the legal pack, with the risks and extra costs we found and anything you should check before bidding.
If you instruct us for the purchase, we take the review fee off our auction legal fee, so you don’t pay twice for the same work.
