Commercial auctions

Bid on commercial lots with your eyes open

Shops, offices, industrial units and mixed-use buildings often sell with tenants in place. Upload the legal pack and we review the title, the leases and the special conditions before you bid.

How it works

From pack to bid

  1. 01

    Upload the pack

Upload the auctioneer’s legal pack through our secure Home Sale Pack page, and pay the review fee.

  2. 02

    We review it

A solicitor reviews the pack before the auction and sends you a plain-English report.

  3. 03

    Bid with confidence

You know the risks and the true cost before you bid, and you can ask us anything.

  4. 04

    Win? We take it off

If you win and instruct us for the purchase, the review fee comes off our legal fee.

What we check

What we check on commercial lots

  • The title, including rights, restrictions and any rent charges
  • Each lease or tenancy: rent, term, break clauses, repairs and service charge
  • Whether tenants have a right to renew under the Landlord and Tenant Act 1954
  • The tenancy schedule and any rent arrears or disputes
  • VAT: whether the property is opted to tax, and whether the sale can be a transfer of a going concern
  • Special conditions, buyer’s costs and the completion deadline
