Local knowledge
Every area has its own quirks. These are the ones we look out for here.
Many older streets have Tyneside flats: an upper and lower flat in one building, often on long leases with shared arrangements. We check the lease and the title structure early so nothing surprises your lender.
Much of the city sits within the historic Tyneside coalfield, so we usually recommend a coal mining search and explain anything it shows.
Parts of the city, including areas of Jesmond and Gosforth, are conservation areas. We flag any limits on alterations before you commit.

Questions
Not necessarily, but local knowledge helps with searches and agents. We’re based in Newcastle and work across England and Wales.
Yes, by appointment. Most clients never need to.
Tyneside flats, mining history and conservation areas are the main ones. We check for each early and explain what it means for you.
