Conveyancing solicitors in Cornwall
Cornwall’s housing market is shaped by its coast. Fishing villages, harbour towns and seaside resorts sit alongside inland mining towns and farming communities. Second homes and holiday lets are a big part of the market in many coastal areas, which affects what you can buy and how you can use it.

Things to know when moving in Cornwall
Mining searches
Cornwall has a long history of tin, copper and other metal mining, and old shafts are found across much of the county. We order a specialist Cornish mining search on almost every purchase and follow up on any shafts or workings it reveals.
Mundic block
Some homes built with concrete blocks made from mine waste can suffer from mundic decay. Many lenders ask for a mundic test on older concrete-built properties. We check whether one is needed and review the result with you before exchange.
Second homes and principal residence rules
Some new-build homes in Cornwall can only be used as a main home, under neighbourhood plan policies or planning conditions. Holiday lets may also need to meet business rates and council tax rules. We check the planning history and title for any restrictions on how you can use the property.

Questions
Moving in Cornwall
Yes. We work entirely by phone, email and online, which suits many Cornwall buyers who are moving from elsewhere. The local search comes from Cornwall Council and the mining search from a specialist provider, whoever orders them. We’ll explain the mining and mundic results to you just as a local firm would.
Often, but not always. Some newer homes have planning conditions or covenants that require them to be used only as a main residence. Leasehold flats may ban short lets. There can also be tax and council tax rules to think about. We check the title, lease and planning history before you commit.
